Fairmount Property Management: Is Owning a Rental Here Worth It?

Somebody recently asked me whether owning a rental property in Philadelphia’s Fairmount neighborhood — the Museum District — is a good investment or a bad one. My answer? It’s unique. And in Philadelphia rental real estate, unique is usually a very good thing.

Fairmount occupies a sweet spot that very few Philadelphia neighborhoods can match. You get Center City access, cultural attractions, endless green space, and a true neighborhood feel — all in one place. Let me break down why my property management company keeps seeing Fairmount rentals perform so consistently well.

Why Fairmount Attracts Such Strong Renters

Around 6:00 in the evening, it’s extremely common to see folks in suits walking back to Fairmount from work. It’s an easy walk to JFK Boulevard where a lot of the law firms and high-rises are, and to 30th Street Station. That immediate adjacency to Center City is a huge draw.

But Fairmount isn’t just about proximity. You’ve also got:

  • Massive cultural attractions — most of Philadelphia’s major museums are right here
  • Endless green space — access to the largest continuous park system in the world. Hop on a bike and you can just keep going
  • The Ben Franklin Parkway — where Philadelphia celebrates July 4th, plus festivals that get near-national attention
  • Tree-lined streets and a location up on a hill that gives the neighborhood a really nice presence, especially in the fall
  • A true sense of community — you’ll actually know your neighbors and see them in the local restaurants and watering holes

Who’s Renting in Fairmount

My property management company sees a very specific renter profile in Fairmount: young professionals, medical professionals, university employees, remote workers, and a lot of couples. And here’s the important part — they tend to stay for the long term.

These renters are looking for stability, and in exchange they give the rental property owner stability. That’s exactly the trade every landlord wants. They’re getting a neighborhood feel, larger-than-expected living spaces, park access, less congestion, easier parking, and quick access to the highway on and off ramps. That’s a package worth paying for.

The Investment Options in Fairmount

Fairmount gives you a nice range to choose from — two-story row homes, three-story row homes, and some very nice smaller boutique condominiums.

Why I Prefer the Boutique Condos Over Large Complexes

Here’s a contrarian take: I’m not a huge fan of the larger condo complexes. There’s a shift that happens when the HOA management company starts seeing the building as a profit center for themselves. Suddenly they’re powerful, nobody can boot them, and they start charging extra fees and getting a little predatorial with how they manage the property.

The smaller boutique buildings in Fairmount are a completely different animal. My property management company manages a lot of rentals inside beautiful brownstone buildings with five or seven units total. It’s just five or seven owners on the board, coming together to advance their housing situation. No separate management company. No hoops to jump through. Very friendly relationships.

The building associations will often reach out to my company and say, “Hey, we need to fix our mailboxes — do you have resources that could help?” And we’re always happy to help. That’s the kind of HOA you want to be part of when you own a rental.

The Upside of a Good HOA

Good HOAs are great. They keep neighbors controlled, protect your investment, share the burden of roof repairs and common area costs, and often provide amenities like laundry that becomes the whole building’s responsibility to maintain. When it works, owning a rental in a friendly condo association is one of the lowest-effort ways to own a Philadelphia rental property.

What to Expect Financially

Fairmount is going to be an easier property to manage than most Philadelphia neighborhoods. Here’s what that translates to:

  • Higher rents — which makes it easier to fund repairs when they come up
  • Strong equity appreciation — you’re going to see equity increases at a nice clip in Fairmount
  • Stability — you’re not going to see aggressive swings down or aggressive swings up. You’re going to see a steady climb
  • Long-term tenants — which is huge, because vacancy is one of the biggest expenses most landlords never properly account for

It’s just a very stable, stable place to invest.

The Bottom Line on Fairmount Rentals

Fairmount continues to be one of Philadelphia’s most appealing neighborhoods because it offers a rare combination of culture, convenience, and community. Whether you own a classic row home, a small multifamily, or a unit in one of those boutique brownstones I mentioned — it all tends to work pretty well as an investment.

You’ll get higher rents, better tenants, easier management, and steady equity growth. That’s about as good a mix as you’re going to find in Philadelphia.
